**Half of Houston communities start their 1 bedroom apartments between about $980 and $1,320 a month, before specials and fees. That's the middle half of communities in the SparkAPT locator database our team uses, as of late October 2026. The median starting rent is about $1,150 for roughly 680 square feet. At $1,000 you're mostly in older buildings; at $1,600, about nine in ten communities are in range.**

---

A one bedroom search in Houston usually starts with an average someone saw online. That number tells you very little. In the locator database we use, about 1,020 communities list a one bedroom. Their starting rents run from under $800 to $2,000 and up, and the middle half sits between about $980 and $1,320.

We're licensed Houston apartment locators under Spirit Real Estate Group, TREC #562021. When a one bedroom request comes in, we reply the same day and usually send a list within 24 hours. The first thing we ask is whether your number is a rent budget or a total housing budget. That one answer changes which buildings belong on the list. After that, building age, specials and the drive do most of the sorting.

Then we look at where your number falls. Say your budget is $1,200: that sits right in the middle of the market. A $950 budget sits in the bottom quarter, where most of what you'll see is older buildings.

## What a one bedroom starts at in Houston right now

The rent data in this post comes from the SparkAPT locator database our team uses, as of late October 2026. For each community it records the lowest advertised base rent for a one bedroom. That's before specials and before fees, and only floor plans updated on or after September 10 count.

Treat these as starting rents, not quotes. Today's price may differ.

| One bedroom starting rent | Share of communities | About how many |
|---|---|---|
| Under $1,000 | 27% | 280 |
| $1,000 to $1,299 | 45% | 460 |
| $1,300 to $1,599 | 17% | 180 |
| $1,600 and up | 10% | 100 |

*Source: SparkAPT locator database, 1,023 Houston communities listing a one bedroom, lowest advertised base rent per community, late October 2026. Shares rounded. Check current pricing with the community or our team.*

About 73% of communities list a one bedroom starting under $1,300, and about 90% start under $1,600. A starting rent under your budget puts a community on the list to check (it doesn't mean every unit there fits).

## Is your number rent or your whole housing cost?

Rent is the biggest line on your bill, but it isn't the only one. Here's a sample month at a community that requires bulk internet, adds its own renters insurance and charges pet rent.

| Line | Sample amount | Where the number comes from |
|---|---|---|
| Base rent | $1,300 | Your quote |
| Required bulk internet or cable | $80 | Often $70 to $90 where required, and you can't opt out |
| Renters insurance added by the community | $20 | About $20 a month if you don't bring your own policy |
| Pet rent, one pet | $30 | Often $20 to $35 a month, plus a pet deposit |
| Electricity | Your plan and usage | We don't guess this from square feet |
| **Sample total before electricity** | **$1,430** | |

*Sample month for illustration, not a quote from any community. Fee amounts are what we see at Houston leasing offices; trash, pest and amenity fees vary by community.*

That's $130 a month the listing didn't show. If $1,300 is your total housing number, your rent target is lower. Our post on what Houston rent includes and what costs extra goes through each line.

And then there's qualifying. Most communities we work with want you to earn about three times the rent before taxes. At $1,300, that's $3,900 a month.

Run your own number through the [income qualifier calculator](/calculators/income-qualifier/) first. Short of 3x, or paid by contract or rotation? ## What $1,000, $1,300 and $1,600 get you

Here's where we start a search at each budget.

| Base rent budget | Share of communities in range | Where we start | What you usually trade | Income at 3x |
|---|---|---|---|---|
| $1,000 | 27% | Older communities, smaller one bedrooms | Finishes, location or in unit laundry | $3,000 a month |
| $1,300 | 73% | A real comparison of location, condition and amenities | Not the same apartment in every part of town | $3,900 a month |
| $1,600 | 90% | A broad list, including newer and more central buildings | Specials and the commute pick the winner | $4,800 a month |

*Source: SparkAPT locator database, late October 2026 (share of communities whose one bedroom starts under each budget). Income math is ours. Criteria vary by community.*

### At $1,000

We start with older communities and smaller floor plans. You'll likely give up something: newer finishes, a central location or a washer and dryer in the unit. At this price, maintenance and air conditioning matter more to us than the countertop. A dated kitchen won't cost you money. A struggling AC unit in August will. Those trades get a full post of their own: Houston apartments under $1,000.

### At $1,300

Now you can compare. Location, condition and amenities all become real choices. But $1,300 still doesn't buy the same apartment everywhere. In one part of town it gets you a newer building; in another, the smallest floor plan in a mid rise.

### At $1,600

The shortlist gets broad, with newer and more central buildings in the mix. We still won't promise a particular building at this number without checking its current quote. If your credit and income are clean and you're flexible on area, you can build a solid shortlist on your own at this budget. Our page on [Houston apartments priced by the real monthly cost](/affordable-apartments/) shows how to total each option.

## Building age moves the starting rent

The year a building went up changes the one bedroom price more than most renters expect.

| Year built | Median one bedroom start | Middle half | Share listing a special |
|---|---|---|---|
| Before 1990 | About $860 | $770 to $960 | 74% |
| 1990 to 2009 | About $1,120 | $1,010 to $1,250 | 73% |
| 2010 to 2019 | About $1,220 | $1,100 to $1,400 | 79% |
| 2020 or later | About $1,290 | $1,150 to $1,470 | 87% |

*Source: SparkAPT locator database, late October 2026. Medians and ranges rounded to the nearest $10.*

At the median, a one bedroom in a building from 2020 or later starts a little over $430 a month above one from before 1990. Newer buildings list specials more often, 87% against 74%, and a special can narrow that gap over a lease. So is the older building always the better deal? Run the net effective math before you rule a newer one out.

## Which parts of town start lowest and highest

Median one bedroom starting rents run from about $900 in the area the database calls South to about $1,570 Downtown. For all 28 areas, see our post on apartment rent by area in Houston.

For value, we often compare older properties in Webster, Pasadena, Humble and parts of west or southwest Houston near the renter's job. Those are starting points, not a claim that every property there costs less. A longer drive can wipe out the savings. Rent, tolls, fuel, parking and time all belong in the comparison. Check the route at the hour you'd drive it with our [commute time calculator](/calculators/commute-time/).

## Specials and the rent you qualify on

Of the 1,203 Houston communities in the database, 945 list some kind of special, about 79%. Weeks free is the most common offer. The median is six weeks. Net effective rent is what you pay per month on average once the free time is spread across the lease. We figure it on a daily basis: one month free counts as 30.42 days.

| Starting rent | Special on a 12 month lease | Net effective rent | What you pay in a regular month |
|---|---|---|---|
| $1,150 | 6 weeks free | About $1,020 | $1,150 |
| $1,300 | 1 month free | About $1,190 | $1,300 |
| $1,600 | 8 weeks free | About $1,350 | $1,600 |

*Daily basis math on sample rents; specials vary by unit, lease length and move in date. Get the terms in writing and check them.*

The special lowers your average cost. But it usually doesn't lower the rent on the lease, and many communities qualify you on that full rent. Our guide on [how to read a Houston concession offer](/guide/how-to-read-a-houston-apartment-concession-offer/) lists the questions to ask. The [effective rent calculator](/calculators/effective-rent-calculator/) does the math.

## Common questions about 1 bedroom apartments in Houston

### How much is a one bedroom apartment in Houston right now?

In the SparkAPT locator database our team uses, the median one bedroom starting rent is about $1,150, as of late October 2026. The middle half of communities start between about $980 and $1,320. Those are the lowest advertised base rents per community, before specials and fees.

### Can I find a one bedroom in Houston for under $1,000?

Yes. About 27% of communities in the database list a one bedroom starting under $1,000, roughly 280 of them. Most are older buildings and smaller floor plans. At that price, check the maintenance record and the AC before the finishes.

### How much do I need to make for a $1,300 one bedroom?

About $3,900 a month before taxes. That's $46,800 a year at the three times rent rule most communities we work with use. Some communities use a different multiple, and each place handles roommate income its own way. Our guide to [the 3x rent rule in Houston](/guide/income-verification-3x-rent-rule-houston/) covers income that doesn't fit a pay stub.

### Do move in specials lower the rent I qualify on?

Often not. Many communities qualify you on the full monthly rent in the lease, not the lower average after a special. So a $1,300 apartment with a month free still needs about $3,900 a month in income at 3x. Ask how the special is applied and what happens to it if you leave early.

### Are newer one bedrooms always more expensive?

Usually, at least on starting rent. The median one bedroom starts at about $1,290 in buildings from 2020 or later and about $860 in those from before 1990. Newer communities list specials more often (87%), so compare net effective rent, not the sign.

### Is a studio cheaper than a one bedroom in Houston?

Not in this database. Only 153 of 1,203 communities list a studio, and the median studio starts at about $1,250, above the one bedroom median. A studio in a newer building can cost more than an older one bedroom, so we search studios and small one bedrooms together. Studios get their own post: studio apartments in Houston.

### How much more is a two bedroom than a one bedroom in Houston?

A little over $350 a month at the median. In the same database, the median two bedroom starts at about $1,500 for roughly 1,050 square feet. The one bedroom median is about $1,150 for 680 square feet. Split two ways, that two bedroom runs about $750 a person. Before you count on that, ask how each roommate qualifies, and read who pays if one stops paying or moves out. We walk through it in two bedroom apartments in Houston for roommates.

### What fees come on top of one bedroom rent?

Required bulk internet is the big one, often $70 to $90 a month where a community requires it. Then come renters insurance, pet rent (if you have a pet), trash and pest fees, and parking at some buildings. Electricity is usually a separate bill. Ask whether you pick your own plan or the property handles it. Get the full fee list in writing from each leasing office.

### Do I pay a locator to find a one bedroom?

No. Our service is free to renters. The community pays a referral fee after you sign, and your rent is the same as if you walked in. We explain how it works in [can I hire someone to find an apartment](/blog/can-i-hire-someone-to-find-an-apartment/).

## Pick the number first, then the building

With a median near $1,150 and a middle half from $980 to $1,320, most Houston one bedroom budgets have options. The frustration usually comes from doing the steps out of order.

Decide whether your number is rent or total housing. Add the monthly extras and check that your income clears about 3x the full rent. Then let building age, specials and the drive sort the list.

A $1,000 search lives or dies on maintenance and AC. Around $1,300, compare location and condition. With $1,600, specials and the commute usually pick the winner. Whatever the number, get the current quote and the special's terms in writing before you apply.
