No rental history is common, and it's workable. Every renter has a first lease. With 58% of Houston households renting (Census ACS, 2020 to 2024), properties here see first applications all the time. Instead, they look at your income, your credit, your identity and your background. Houston Apartment Locators is a team of licensed Texas agents with Spirit Real Estate Group, LLC (TREC #562021). We point you to Houston communities whose screening criteria fit your situation, and it costs you nothing. Expect a reply the same day.

## What do Houston properties check on a first application?

Five things come up again and again. Each property sets its own mix, so treat this as a map and not a rulebook.

- Income. Most properties want gross monthly income of about three times the rent. Some use a lower or higher multiple. Try the [income qualifier tool](/calculators/income-qualifier/) to see where you land, and read [how the 3x rent rule works in Houston](/guide/income-verification-3x-rent-rule-houston/).

- Credit. Some properties set a minimum score. Others look at the whole file. A thin file, with few or no accounts, reads differently from a damaged one.

- Rental history. This is the one you may not have. Properties that ask for it often accept other proof in its place.

- Criminal background. Lookback windows and rules differ by property.

- Identity. Expect a government-issued photo ID and, for many properties, a Social Security number or another accepted identifier.

One difference matters a lot. Some communities screen in house, and a manager can make an exception. Many use a third-party screening company such as TransUnion SmartMove or SafeRent. That process runs on rules nobody on site can bend. Third-party screening is usually stricter than in-house review, so the same file can get a yes at one property and a no at the next. Houston has a lot of older apartments from the 1970s and 1980s. Smaller firms run many of them, and the manager there often still has a say. That's why the list matters more than the application.

Credit deserves one more note. A thin file is not a bad file. If you've never borrowed, there is simply less for a screener to read. Some screening products respond by asking for a guarantor or a bigger deposit rather than saying no. If you do have a card or a loan, even a small one, pay it on time. That gives the next screener something to read. Before you apply anywhere, pull your own credit report and check it for mistakes. Disputing an error is free, and it's best done before a property sees the report.

## How do you rent an apartment with no rental history?

You have more than one route, and they can be combined.

A guarantor or co-signer. Someone with income and credit agrees to cover the lease if you can't. Many properties require the guarantor to earn more than the renter would need to. Ask whether the property accepts a guarantor who lives out of state before you ask a relative. Our guide on [guarantors and deposit alternatives](/guide/guarantors-and-deposit-alternatives-for-approval/) goes through the details.

An institutional guarantor service. Companies such as TheGuarantors and OneApp act as the guarantor for a fee. Not every property accepts them, and the fee is usually not refundable, so price it against the other options first.

A larger deposit. Some properties will ask for more upfront in place of rental history. The money comes back under the lease terms, but it is cash you can’t use for rent or furniture in the meantime.

A deposit alternative. A smaller nonrefundable fee can replace a large deposit at some properties. It costs less on day one and can cost more over a long stay. See [deposit alternatives vs. a double deposit](/guide/deposit-alternatives-vs-a-double-deposit/) for the comparison.

Prepaying rent, where allowed. A few properties will take several months of rent upfront. Many will not. Ask before you move money.

Proof of income that reads clearly. A signed offer letter for a new job, recent bank statements and pay stubs all help. If you have no pay history yet, bring everything you do have. Our guide on [renting with no credit file](/guide/renting-with-no-credit-file-houston/) covers the paperwork.

## Renting in school, after graduation or after a move to the U.S.

Your situation may not be the usual first job and first lease, and that's fine.

Enrolled in school. Many people studying at UH, Rice, Texas Southern or HCC apply with a parent or guardian as guarantor. Others use proof of financial aid, a scholarship or a part-time job. Properties vary in what they count as income. Want a studio or one bedroom near campus in Third Ward, Midtown or Montrose? Tell us your semester start date so the list lines up with it.

After graduation. A signed offer letter plus a guarantor is a common pairing. Start dates matter, so tell the property when you begin work. If your first job is in the Texas Medical Center or the Energy Corridor, tell us, and we build the list around that commute.

New to the U.S. You may not have a Social Security number or a U.S. credit file. Some properties accept an ITIN, a passport or other documents, and some do not. Rules differ, and third-party screeners can be rigid, so it helps to ask early which identifiers a property takes.

Leaving a parent's home. You may have steady income and no lease anywhere. This is the classic first lease case, and the routes above all apply.

After selling or losing a home. Owning a home does not build rental history. Mortgage payments don't show up on a tenant screening report the way rent does. You may be treated like someone renting for the first time, even with years of on-time payments elsewhere. Bring proof of income and assets.

None of this guarantees an outcome. Each property decides for itself, and the same file can get a different answer from two communities a mile apart.

Whatever your case, a few habits help. Gather your documents before you tour: photo ID, recent bank statements, pay stubs or an offer letter, and your guarantor's details if you have one. Apply only to the places that fit. Application fees are charged per adult and are usually not refundable. And ask each property what it needs from someone with no rental history, in those words. The answer is often simpler than people expect.

## How much does a first time renter in Houston need to move in?

Rent is the biggest number, but not the only one. Houston's average rent was $1,345 in September 2026 (RentCafe). Studios averaged $1,014 for about 509 square feet, and one bedrooms averaged $1,193 for about 731 square feet. Location moves rent too. Neighborhood averages ran from under $900 to over $3,000, and Midtown averaged $1,679 (RentCafe, September 30, 2026). A few miles can change your budget a lot. Use those figures as a starting point and then add the pieces below.

See [choosing a Houston electricity plan](/guide/choosing-a-houston-electricity-plan-on-the-centerpoint-grid/).Furniture basicsYouA bed, a table and a few kitchen items go a long way for month one.

Ask every property for an itemized move-in total in writing. It is the quickest way to compare two places that advertise the same rent. Our [first-time renter checklist](/guide/first-time-renter-checklist-for-houston/) puts these steps in order.

Two habits keep the total from growing. First, ask whether the admin fee and the deposit can be paid in parts or at different times. Some properties allow it. Second, check whether a move-in special applies to your unit. A free week can offset part of the one-time costs. Our [move-in specials](/move-in-specials/) page explains how to work out what an offer is really worth.

## What to read before you sign your first lease

A lease is a contract, and it pays to read it before you sign. Most Houston communities use the Texas Apartment Association (TAA) lease, so the same sections show up from one property to the next. A few items trip up first-time renters most.

- Lease length. Twelve months is typical, but terms vary.

- Notice to vacate. Most leases require written notice before you leave. Miss the window and you can owe extra rent.

- Reletting fee or early termination. If you break the lease, the cost is spelled out in the contract. Find that number before you sign.

- Renewal increases. Rent can change at renewal. Ask what the same floor plan renewed at last year.

- Maintenance requests. Learn how to put in a request and how the property tracks it.

- Move-in inspection. Photograph every room, wall, floor and appliance on day one and send them to the office in writing. It protects your deposit later.

A first lease can feel like a lot of fine print, and asking questions is normal. Leasing offices answer them all day. If a term is unclear, ask for it in writing, and keep a copy of the signed lease and every email in one folder.

## First Apartment / No Rental History questions

### Can I rent an apartment in Houston with no credit?

Often, yes. Many Houston properties accept a thin or empty credit file when income is steady, and some offer a guarantor, a larger deposit or another route. Criteria differ by property, and each one makes its own approval decision. We point you to communities whose screening fits your file.

### How much income do I need to rent my first apartment in Houston?

Most properties want gross monthly income of about three times the rent. At the Houston one-bedroom average of $1,193 (RentCafe, September 30, 2026), that works out to about $3,579 a month before taxes. Some properties use a lower or higher multiple, and many accept a guarantor when your income falls short.

### Can a parent co-sign from out of state?

Many properties allow it, but not all. The guarantor usually has to send income documents and pass screening, and some properties ask for a higher income than the renter would need. Ask the property first, or have us ask for you.

### Can I use a job offer letter instead of pay stubs?

Some properties accept a signed offer letter for a new job, often alongside bank statements. Others want pay stubs. That comes down to the property and whether it screens in house or through a third-party screener.

### How much do I need saved to move in?

Plan for application fees for each adult, an admin fee, a deposit, first month's rent, renters insurance and electricity setup. The amounts are set by each property, so ask for an itemized move-in total before you apply. As a rent anchor, Houston one-bedrooms averaged $1,193 and studios $1,014 in September 2026 (RentCafe).

### Do apartment locators in Houston charge first time renters?

Houston Apartment Locators does not. The apartment community pays a referral fee after you sign a lease, so the service costs you nothing. Your rent is the same whether you come through a locator or not.
