Why This Matters

## Renters lose money the same three ways, Inwood / Northwest 290 included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

### The listing is already gone

Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

### "Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

### The screening answer depends on who answered

Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Getting around

## US 290 Access, METRO Buses, and Beltway 8 Tolls

The area runs along the US 290 (Northwest Freeway) corridor inside Beltway 8. It stretches roughly from Pinemont on the south up to Gulf Bank and West Little York on the north, with T.C. Jester to the east. Loop 610 and Beltway 8 (Sam Houston Tollway) are both close. Downtown Houston is a fairly short drive outside peak on 290 or via the Beltway.

METRO local buses serve the main roads, and Park and Ride commuter buses run along the 290 corridor for Downtown commuters. There is no rail. For renters commuting to the Energy Corridor or Katy on I-10, the route adds a lot of time at peak. If your commute is Downtown or the Galleria, the rent advantage here often pencils out. Tell us your work address and your usual start time and Houston Apartment Locators will build the list around the commute you actually have.

The inventory

## What Should You Ask Before Signing at a 1970s Garden Complex?

Most of what rents here is 1970s and 1980s garden-style apartment complexes, many independently owned and managed. Condition varies a lot from building to building at this age. Some have been renovated, most have not. Compare several before committing to an application fee.

Independently owned older complexes tend to have the most approval discretion. If your credit is thin or your rental history has a complication, ask us which buildings review each file on its own. There, a larger deposit, a co-signer, or a few months of rent upfront often helps.

Ask for written tenant selection criteria before paying an application fee. Texas landlords must, in most cases, make that document available. Search your name in Harris County Justice of the Peace records first. A dismissed case still appears on a screening report.

Two cost questions matter more here than in newer parts of town. First, electricity: CenterPoint Energy owns the wires and handles outages but does not sell power. You choose a retail provider on the state's Power to Choose site.

Older buildings can run high summer bills. Ask the leasing office for the unit's past average monthly electric bill before you sign, not after. Second, water: ask whether water is billed separately and what other fees sit outside the quoted rent. Metro-wide the average rent was $1,345 in September 2026 (RentCafe), and this corridor runs below that for comparable square footage.

Answers First

## Inwood / Northwest 290 questions

### What do apartments in the Inwood / Northwest 290 corridor cost?

This corridor offers some of the most affordable rents inside Beltway 8, mostly below the $1,345 metro average (RentCafe, September 30, 2026). The 1970s and 1980s garden complexes keep headline rents lower than newer rings, but add electricity and water before comparing. Those costs can land higher on older properties than you expect. Ask us for current ranges on specific buildings on your list.

### Did this area flood in Harvey or Beryl?

Parts of it did, when White Oak Bayou and its tributaries flooded portions of the area in Tropical Storm Allison and in Harvey. The Inwood Forest detention basins were built to hold stormwater runoff from the area. Check every address against the current FEMA flood map and the Harris County Flood Control District viewer. Ask the leasing office directly about Harvey and Beryl by storm name. After Harvey, 68% of Harris County homes that flooded were outside the 100-year floodplain, so flood zone status is not the full answer. Standard renters insurance does not cover flood; an NFIP contents-only policy covers personal property and is inexpensive.

### Why is the electric bill so high in some buildings along US 290?

Older 1970s and 1980s buildings often have window AC units, poor insulation, or single-pane windows that draw a lot more power in a Houston summer. Electricity is deregulated: CenterPoint owns the wires but you pick a retail provider on the state's Power to Choose site. Read the Electricity Facts Label rather than the headline kWh rate. Ask the leasing office for the unit's average monthly electric bill from the past year before you tour, not after you sign.

### Is water billed separately from rent here?

Often on older independently managed properties in this corridor. Some properties bundle water into the rent; others bill it back by a formula split across units (often called RUBS) or a flat monthly fee. Ask what fees sit outside the quoted rent before you compare two options. The full monthly cost matters more than the headline number.

### Can I rent here with a broken lease, low credit, or an eviction on my record?

Answers vary by building. Independently owned older complexes tend to look at your full situation instead of a hard corporate cutoff. A larger deposit, a co-signer, or a few months of rent upfront can help. Ask for written tenant selection criteria before paying an application fee; Texas landlords must make them available in most cases. A denial based on a screening report entitles you to a notice naming the reporting company and a free copy within 60 days. Check Harris County JP court records first. We share the criteria we've tracked but don't promise approval.

### What school district covers apartments in the Inwood and Northwest 290 area?

Aldine ISD serves most of the corridor. Other parts fall into Klein, Cy-Fair, or Houston ISD territory. School zoning follows the specific address, not the neighborhood name. Check the district on that district's boundary lookup tool before committing to a unit if schools matter. We can show you how to look up the school district for any address.

### How is the commute from this corridor to Downtown Houston?

US 290, Beltway 8, and Loop 610 are all close. Downtown is a reasonable drive outside peak on 290 or via the Beltway. METRO local buses serve the main roads, and Park and Ride commuter buses run along the 290 corridor for Downtown commuters. There is no rail. If your commute is the Energy Corridor or Katy on I-10, the route adds time. Check drive and transit times for your hours with our [free commute tool](/calculators/commute-time/).

### Is there a free apartment locator near me in the Inwood / Northwest 290 area?

Houston Apartment Locators covers the Inwood and Northwest 290 corridor. That means Inwood Forest, Pinemont, Gulf Bank, West Little York, and the surrounding neighborhoods inside Beltway 8. Share your budget, move date, and anything on your record you are concerned about. Your list usually goes out in a day or two, matched to the criteria each community is using now.

### Do I need to mention my apartment locator on the rental application?

Yes. Let the leasing office know we referred you when you tour and when you apply. The community pays our referral fee only when they know we sent you. Your rent is identical whether you use a locator or walk in on your own. The fee comes from the property's marketing budget, not your lease.
