Six weeks free on a $1,500 apartment works out to about $1,327 a month on a 13 month lease, and that's the number to compare. Houston Apartment Locators is a free apartment locating service working under Spirit Real Estate Group, LLC (TREC #562021). We point you to Houston apartments offering move-in specials and show you how to read each offer. Houston's average rent was $1,345 in September 2026 (RentCafe). Our summer 2026 concessions post explains why communities lean on concessions in a soft market. Specials change week to week, so treat every offer as a question to ask.

What kinds of move-in specials do Houston apartments offer?

Most offers fall into a handful of types. Here is what each one means and the question that matters most.

Weeks or months free. The community waives rent for a set period, such as six weeks or one month. Ask which months are free and whether the free rent comes off the first bill or is spread across the lease.

Reduced or waived deposit. Some communities lower the security deposit, or waive it for qualified applicants. Ask what “qualified” means and whether a lower deposit comes with a higher monthly fee.

Waived application or admin fees. These fees are charged per adult or at move-in, so waiving them adds up for a household of two. Ask whether the waiver is automatic or only applies if you sign by a certain date.

Look and lease. The offer applies only if you sign within 24 to 48 hours of touring. Ask what exactly starts the clock, and what you owe on the day you sign.

Gift cards. A card for a set amount arrives after move-in or after the first rent payment. Ask when it arrives, and whether you have to stay through the first few months to get it.

Reduced rent. The community lowers the monthly rent, sometimes only for a specific lease length or floor plan. Ask what the reduced rent is for the term you want, and whether it is the same number at renewal.

Specials stack too. One community might offer free weeks and a waived admin fee together, and another only a gift card. A bigger headline is not always a bigger saving, so write each piece down and total it before you compare. A special doesn't change the amenities, parking or unit size you get, either. Compare those side by side once the effective rent is close.

How much does a special really save each month?

The advertised rent is the sticker. The effective rent is what you pay per month once the special is counted across the whole lease. They are not the same number, and the headline of an offer rarely shows the second one.

Here is one labeled sample. These are sample numbers for illustration only, not an offer from any property.

ItemSample amount
Advertised rent$1,500 per month
Lease term13 months
Special6 weeks of free rent (1.5 months)
Rent actually paid11.5 months x $1,500 = $17,250
Effective rent$17,250 divided by 13 months = about $1,327 per month

On that sample, the offer works out to about $173 per month below the sticker rent. A longer lease spreads the free weeks thinner. The same six weeks on a 15-month lease saves less per month than on a 12-month lease, so compare offers at the same term.

Free rent is only one line. Fees and deposits move your first-month cost, and they do not show up in the effective rent math. Put the move-in costs beside the effective rent when you compare two communities. On move-in day, 8 weeks free with a large deposit can leave you less cash than 4 weeks free with a waived deposit. The better pick comes down to what's tighter for you: the monthly budget or cash on hand this month.

You run the numbers, not us. Our free effective rent calculator does the arithmetic once you plug in rent, term and free weeks. If you want our opinion on an offer, ask and we will give it. For a longer walk-through, read how to read a Houston apartment concession offer.

Concession fine print: clawbacks, renewals and deadlines

A special can still be a good deal. These are the places where it stops being one.

When the free month is applied. Some communities take it off the first bill. Others spread it across the lease as a monthly credit, and some apply it at the end of the term. If it is spread out, you pay full rent in month one. Ask which method applies, since it changes what you owe on move-in day.

Clawback if you break the lease. Many concession leases let the community recover the free rent if you leave early, on top of any reletting fee. Most Houston communities use the Texas Apartment Association (TAA) lease, and the clawback terms usually sit in a concession addendum rather than the main lease. Read our guide on concession clawbacks and early termination before you sign if your plans might change.

Renewal resets to full rent. At renewal, the community calculates from the advertised rent, not your effective rate. A first year that felt cheap can jump in year two. Our renewal rate estimator shows what a reset could look like, and our guide on what happens to your rent at renewal explains why.

Specials tied to units or lease lengths. The special may apply only to certain floor plans, certain floors, or a 13 or 15 month lease. A 12 month lease on the same unit may carry no special at all.

Deadlines. Some offers end on a set date, and many end when the unit leases. Ask for the end date in writing, and do not let a deadline push you into signing before you have the numbers.

One more habit helps. Ask the leasing office to send the offer as a written quote with the unit number, lease length, monthly rent and every fee. A quote lets you compare two communities line by line instead of trusting memory from two tours. If a special only exists as a verbal promise, treat it as unconfirmed until it shows up on paper.

Specials and screening are separate. A community that runs a special still sets its own screening criteria and makes every approval decision. If your credit or rental history is complicated, read our 2nd chance leasing page. Ask for the criteria in writing before you pay an application fee.

Questions to text the leasing office before you sign

Copy these and text them to the leasing office. Put each answer in writing.

  1. What is the exact special on this unit, and what lease length does it require?
  2. Is the free rent taken off the first bill, spread across the lease, or applied at the end?
  3. What is the monthly rent after the special ends?
  4. If I break the lease early, do I owe back any of the free rent?
  5. What will the rent be at renewal, and will you put that number in writing?
  6. What do I owe at signing: deposit, application fee, admin fee, and first month’s rent?
  7. Does the special apply to every lease length, or only to some?
  8. When does this offer end, and is it honored if I sign after my tour?

If the office will not answer in writing, that tells you something about the community.

When do Houston communities run the most concessions?

There's no fixed calendar of discount seasons. The pattern shifts, and concessions track supply and demand. The Greater Houston Partnership's Q2 2026 update showed occupancy at 88.1% and average asking rent at $1,368, both slightly lower than a year earlier. Our summer 2026 market post explains how a softer market pushes communities toward concessions rather than lower sticker prices.

Newer Class A communities still filling up for the first time tend to run specials, since they're competing for their first residents. Luxury apartments in Houston offer move-in incentives too. In September 2026, RentCafe had Downtown rents down 2.38% and Midtown down 3.33% year over year. Its averages put Downtown at $2,289 and Midtown at $1,679. Softer rents like these are where high-rise concessions tend to show up. For more on higher-end buildings in Galleria/Uptown and Inside the Loop, see our page on luxury and high-rise apartments. Our guide on luxury apartment concessions in Houston covers the offers.

If you are timing a move, ask about specials at every tour regardless of the month. Offers can appear on a unit one week and disappear the next, and the community can tell you what is available today. A flexible move date gives you more room, since a community may run a different offer for a later start. Relocating to Houston or moving across town to the Energy Corridor? Move-in Specials questions

Can you negotiate move-in specials with Houston apartments?

You can ask, and some communities will move. Each Houston community sets its own offers. Some adjust a special for a longer lease, a faster move-in date or a specific floor plan, and others hold a fixed offer. Asking costs nothing, so ask the leasing office what flexibility exists and get any change in writing before you sign.

Do move-in specials waive the application fee?

Some do. A waived or reduced application fee is a common special, and so is a waived admin fee. Application fees are usually charged per adult, so a waiver is worth more to a household of two. Ask whether the waiver is automatic or only applies if you sign by a set date. A fee you pay before approval doesn't come back.

Can I get a move-in special with bad credit?

A special and an approval are separate decisions. The community that runs the special sets its own screening criteria too, and makes every approval decision. Some screen in house and can make exceptions, and many use third-party screeners that can't. We can't promise approval. Start with our 2nd chance leasing page at /second-chance-leasing/.

Do move-in specials apply when you renew your lease?

Usually not. A special is tied to a new lease, and renewal rent is calculated from the full advertised rent, not your effective rent. Ask the community for the renewal number in writing before you sign. Our renewal rate estimator at /calculators/renewal-rate-estimator/ lets you test what year two could look like.

What is a look and lease special?

A look and lease special only applies if you apply or sign within a set window after touring, often 24 to 48 hours. Ask exactly what starts the clock, what you owe at signing, and whether the offer is still honored if the unit changes.

Is a move-in special worth a longer commute?

Only if the monthly saving is bigger than what the longer drive costs you in fuel, tolls and time. Work out the effective rent first, then price the commute yourself. Our commute time tool at /calculators/commute-time/ checks a route, and we do not attach drive times to our lists.
