Renters lose money the same three ways, Outside SH-99 included.
It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.
The listing is already gone
Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.
"Two months free" isn't the rent
The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.
The screening answer depends on who answered
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

What the Commute Costs Past the Grand Parkway
Outside the Grand Parkway the drive goes up, and the space you get for your money often does too. Spring averaged $1,482 in September 2026 against a metro average of $1,345 (RentCafe). Compare rent per square foot, not just the monthly number, before you count on a saving.
The corridors do the work. I-45 runs south from Conroe and The Woodlands into Downtown Houston. I-10 and FM 1093 run east from Fulshear and far Katy, with I-10 passing through the Energy Corridor. US-59/I-69 runs northeast from Richmond through Sugar Land, and I-45 runs north from League City past Clear Lake. Grand Parkway toll costs are a real monthly line item most renters forget to price. Peak drives into Downtown, the Galleria, or the Texas Medical Center from this ring are long.
If you work remotely or go in two or three days a week, the rent savings often justify the distance. If you commute daily on a shift schedule, a closer ring wins on total monthly cost even at higher rent. Think refinery rotations near Baytown, Port Houston operations, or CenterPoint field crews.
Tell us your work address and usual start time, and we will build the list around the commute you actually have. Then check drive times from each option with our commute tool, using your real address, not a generic pin.
Newest Construction, Largest Floor Plans
This is where Houston's newest apartments, condo rentals, and townhome style units sit. The planned suburbs out here carry recent garden style, wrap style, and luxury apartment buildings, larger average floor plans, and full amenity decks. Two bedrooms across the metro averaged $1,506 at 1,055 sq ft in September 2026 (RentCafe). Comparable square footage past SH-99 typically comes in under the metro number.
Inventory clusters by corridor. Far west Katy and Fulshear carry newer product along FM 1093 and the Grand Parkway. Richmond and the Fort Bend County edge feed onto US-59/I-69. The Conroe and The Woodlands corridor sits along I-45 north in Montgomery County, served by Conroe ISD. League City anchors the southeast near NASA Johnson Space Center, in Clear Creek ISD. Baytown sits close to the petrochemical plants along the Houston Ship Channel.
Newer buildings mean newer lease up communities running the heaviest move in specials and concessions in the market (2026). That is a genuine opportunity if you read the offer correctly, and a trap if you sign on the headline number. The renewal rate on a heavily concessioned lease-up unit resets hard.
Ask about the effective rate, the renewal terms, and the clawback before you sign anything, and we will help with any questions. Any figure you see is based on the concession advertised as of a date, not a locked price quote.
Outside SH-99 questions
How much cheaper is renting outside SH-99 than closer to Houston?
Not always cheaper on rent. Spring averaged $1,482 and Katy $1,598 in September 2026, above the $1,345 metro average (RentCafe). What you usually gain is more square footage for the money. Factor Grand Parkway tolls and fuel back in before you call it a saving. Ask us and we can help you set the rent and the commute cost side by side.
Which areas outside the Grand Parkway do you cover?
Far west Katy, Fulshear, Richmond, Conroe, The Woodlands, League City, and Baytown, across Fort Bend, Montgomery, Galveston, Waller, Chambers, and far Harris Counties. Each corridor has a different rent range, building class, and school district.
Are lease-up concessions outside SH-99 worth taking?
Sometimes. A lease up runs the heaviest offer in the market, but the renewal rate is a different number, and units with heavy concessions reset hardest. We point out what to ask about the renewal rate before you sign.
How long is the commute from outside SH-99 into Downtown Houston?
From most of this ring it's a long drive at peak on I-45, I-10, or US-59/I-69. Our free commute tool lets you check drive and transit times for your own hours.
What school districts serve apartments outside SH-99?
Katy ISD and Lamar Consolidated ISD cover the west side, with Conroe ISD to the north. Clear Creek ISD is near League City, and Goose Creek CISD is around Baytown. Check the district for each address so you can compare; we can show you where.
Can I afford an apartment outside SH-99 on $2,000 a month?
The 3x income rule means $2,000 a month qualifies you for about $667 in rent, which is below even the averages out here. A guarantor program through TheGuarantors can bridge the gap if your income is close. We share what communities out here have told us about their criteria before you spend an application fee.
Is there a free apartment locator near me outside SH-99?
Houston Apartment Locators covers every corridor past the Grand Parkway: far west Katy, Fulshear, Richmond, Conroe, The Woodlands, League City, and Baytown. Share your budget and move date. You hear from us the same day, and a list matched to your budget and move date usually follows in a day or two.
Do far-ring apartments have stricter approval criteria?
Newer corporate managed buildings in planned communities tend to run firmer screening than the older locally managed buildings closer in. If approval is the constraint, we tell you honestly which buildings' criteria fit your file. And we tell you whether a guarantor program makes the difference.
