Renters lose money the same three ways, Conroe / Montgomery / Lake Conroe / Willis included.
It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.
The listing is already gone
Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.
"Two months free" isn't the rent
The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.
The screening answer depends on who answered
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

I-45 to Houston, No METRO, and the Woodlands Express
Conroe sits about 40 miles north of Downtown Houston on Interstate 45, and I-45 is the only freeway option for the commute south. At peak that drive gets long. Many jobs sit closer to home: HCA Houston Healthcare Conroe, county offices, Lone Star College-Montgomery, and industrial parks near I-45. St. Luke's Health The Woodlands Hospital is a short drive south.
There is no METRO local service in Montgomery County. Conroe Connection runs local bus routes within the city, mainly connecting the transit center and commercial corridors along Loop 336. The Woodlands Express park and ride lots sit about 10 to 15 miles south on I-45 inside The Woodlands township. They serve Downtown, the Medical Center, and Greenway Plaza, and they cut parking costs and the drive. Conroe has contracted with METRO for a Downtown commuter bus in recent years, so ask whether it still runs. For the Energy Corridor, driving is faster than any transit option.
SH 105 runs east-west connecting the county seat with the city of Montgomery and the west side of Lake Conroe, then continues toward Cleveland. Loop 336 circles the city and carries most local commercial traffic. Willis sits farther north on I-45, adding roughly 10 more miles and a longer drive into Houston at peak. Our free commute tool lets you check drive and transit times for your own hours. Tell us where you work and your usual start time and we will build the list around the commute you actually have.
Compare the Apartment Communities in This Area
Three distinct inventory types serve this corridor. Along I-45, SH 105, Loop 336, and the Grand Central Park area you find new and recent garden style and wrap style apartment complexes. These are the newest lease-up buildings in the corridor, with full amenity decks and concession activity in the soft 2026 market. Most are corporate managed, with third-party screening and firm criteria. Conroe averaged $1,376 (RentCafe, September 30, 2026), and newer complexes here typically price near or above that figure.
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Electricity works differently here than in the Houston rings. Most addresses in the city and Willis sit on the Entergy Texas grid, a regulated utility, so there is no Power to Choose shopping. Some rural and lake addresses get power from MidSouth Electric or the Sam Houston Electric Cooperative, with no provider choice either. Ask which utility serves the building and get the average monthly bill in writing. Many newer complexes sit in Municipal Utility Districts (MUDs), where MUD taxes flow into rent and the district sometimes bills water. Confirm the billing setup before comparing rents.
Conroe / Montgomery / Lake Conroe / Willis questions
Is this address on Entergy Texas or an electric co-op?
Most of Conroe and Willis sit on the Entergy Texas grid, a regulated utility with one set rate. You can't shop for a cheaper provider the way you can in the deregulated Houston metro. Some rural and lake addresses in Montgomery County fall under the MidSouth Electric or Sam Houston Electric cooperatives. Those don't offer a provider choice either. Ask which utility serves the specific building and ask for the average monthly bill in writing before comparing rents across properties.
Did this address flood in Harvey, Imelda, or Beryl?
The West Fork San Jacinto River runs below the Lake Conroe dam and south through the corridor. In Harvey, the lake released record amounts of water and neighborhoods along the river flooded. Creeks through the city rose fast as well. Check the specific address on the current FEMA flood map. Then ask the property office directly about Harvey, Imelda, and Beryl, storm by storm. Standard renters insurance does not cover flood; an NFIP contents-only policy covers personal property and is inexpensive.
How long is the commute from here to Downtown Houston?
Conroe sits about 40 miles north of Downtown Houston on I-45, and the drive gets long at peak. The Woodlands Express park and ride lots sit about 10 to 15 miles south in The Woodlands. Conroe has contracted with METRO for a commuter bus to Downtown in recent years, so ask the city if it still runs. Willis sits about 10 miles farther north. For drive and transit times at your hours, try our free commute tool.
Which school district covers apartments in this corridor?
Conroe ISD, Montgomery ISD, and Willis ISD each serve different parts of the county, and the boundary is not obvious from a street address. Conroe ISD covers most of the city and parts of the lake corridor. Montgomery ISD serves the city of Montgomery and western portions. Willis and the northern end of the lake fall under Willis ISD. If school zoning matters, check the specific address on each district's boundary tool before committing to a unit.
Is there METRO bus service in Conroe or Willis?
Not with local routes. METRO's local network stops short of Montgomery County. Conroe Connection runs a local bus network within the city, mainly connecting the transit center and commercial corridors. In recent years, the City of Conroe has contracted with METRO for a commuter bus from a Conroe park and ride lot to Downtown. Check whether it still runs. The Woodlands Express park and ride lots, about 10 to 15 miles south on I-45, are another option. For most destinations outside the local corridor, plan on driving.
Are there apartments for renters with a broken lease or low credit?
Often yes. At older, independently owned buildings, a manager is more likely to weigh your full story. A larger deposit or a co-signer helps at newer complexes. We share what we've learned about the criteria before you spend an application fee, and we do not promise approval. Check Montgomery County Justice of the Peace records for your name before applying. A dismissed case can still show on a screening report, even when it never became an eviction judgment.
