Renters lose money the same three ways, Far 290 / Fairfield / Hockley included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures. The renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

What to Know Before You Pick a Far 290 Address

  • CenterPoint vs. San Bernard Electric Cooperative confirmed by address. The utility decides whether you can shop for a cheaper rate, so ask before you sign How to check
  • Cypress Creek and Little Cypress Creek flood history on current and draft FEMA maps and the Harris County Flood Control District viewer. Addresses next to a creek get flagged plainly
  • Ask how MUD billing works before you compare rents. Water may be billed separately by the district, not bundled into rent
  • Cy-Fair ISD vs. Waller ISD boundary checked by specific address. The line runs through this corridor and is not obvious from the street
  • Free to you. The property pays us a small referral fee after you sign a lease. So we're here to help with every step, especially when you can't get ahold of the community or they aren't returning your calls or emails.

Commute Math: US-290, Grand Parkway Tolls, and Park & Ride

Far 290 has one freeway: US-290 runs southeast toward Downtown Houston roughly 35 to 40 miles away. A managed lane on US-290 can cut the peak commute. Still, expect a long drive to Downtown at rush hour from most addresses here. The Grand Parkway (SH-99) crosses US-290 in this corridor and connects north toward Tomball or south toward Katy and Sugar Land.

Tolls are a real monthly line item. The Grand Parkway and Beltway 8 are both tolled, and a daily commute using either route runs roughly $90 to $150 or more per month. METRO runs a Park & Ride from the Cypress lot on US-290, one of the closer lots to this corridor for Downtown commuters. Taking the Park & Ride bus into Downtown cuts the toll cost considerably.

There is no METRO service deeper into this corridor. Hockley and Waller addresses have no bus options. Reaching the Park & Ride lot means getting to US-290 first. If your commute is to Downtown or a central job center, run the distance and toll math first. Then decide whether an address this far northwest makes sense.

Use our free commute tool for drive times at your hours, and count tolls if your route uses them. Tell us where you work and your usual start time and we will build the list around the commute you have.

New Construction, Built to Rent Homes, and MUD Billing Explained

Rental inventory along the far 290 corridor is almost entirely new. Think garden and mid rise complexes along US-290 and near the Grand Parkway, plus built to rent communities with 3 bedroom and larger homes. Single family rentals in planned communities round it out. Newer buildings screen formally through corporate portals, with firm criteria and limited discretion. A larger deposit, extra rent upfront, or a lease co-signing service such as TheGuarantors is the usual path if your file is complicated.

Nearly every new community in this corridor sits in a Municipal Utility District. MUD property taxes are built into what landlords charge. In some buildings, water and sewer are billed separately through the district rather than included in rent. Ask what the water bill averages and get the answer in writing before comparing rents across properties.

Electricity splits by address. Most addresses along US-290 sit on the CenterPoint Energy grid with retail competition, where you pick a provider on the state's Power to Choose site. Rural Hockley area addresses may be served by the San Bernard Electric Cooperative instead. There you do not pick a provider and pay the co-op's set rate. Confirm which utility serves the specific building and ask for the average monthly bill before signing.

Ask how long a move in concession lasts and whether it is repayable if you break the lease early. Grand Parkway and Beltway 8 tolls can add roughly $90 to $150 or more per month on top of rent.

Far 290 / Fairfield / Hockley questions

Is my address on CenterPoint or the San Bernard Electric Cooperative?

Most addresses along US-290 in this corridor sit on the CenterPoint Energy grid. There you pick a retail provider on Power to Choose and can shop for a better rate. Rural Hockley area addresses may fall under the San Bernard Electric Cooperative, where you pay the co-op's set rate and can't choose a cheaper provider. Ask which utility serves the specific building before comparing rents and ask for the average monthly bill in writing. We can show you how to check the utility for any address on your list.

Did this address flood in Harvey, Imelda, or Beryl?

Cypress Creek and Little Cypress Creek both start in this corridor and can rise quickly; properties near creek corridors flooded in Harvey. Check the address on the current FEMA flood map and the Harris County Flood Control District viewer. Then ask the property office directly about Harvey, Imelda, and Beryl, storm by storm. Draft FEMA maps released in February 2026 proposed expanding the floodplain further in the Cypress area. Those are drafts and will not change insurance rules until finalized. Standard renters insurance does not cover flood; an NFIP contents only policy covers personal property and is inexpensive.

What does a daily toll commute cost from here?

Budget roughly $90 to $150 or more a month if the Grand Parkway (SH-99) or Beltway 8 sits on your regular commute. A unit that looks cheaper than Cypress can give back a meaningful share of that in tolls before you count fuel. METRO runs a Park & Ride from the Cypress lot on US-290 for Downtown commuters, which cuts that cost a lot. If you'd like, we can help you set rent and likely tolls side by side.

Is this address in Cy-Fair ISD or Waller ISD?

Cy-Fair ISD serves most of the rental inventory along the far 290 corridor; Waller ISD serves Hockley and some communities west of the Grand Parkway. The boundary is not obvious from neighborhood names or ZIP codes. Check the exact address on each district's boundary lookup tool before committing to a unit if school assignment matters. We can show you how to look up the school district for any address.

What is a MUD and how does it affect my rent here?

A Municipal Utility District issues bonds for water, sewer, and drainage infrastructure and levies property taxes to repay those bonds. That cost flows into what landlords charge. In some buildings, water and sewer are billed separately through the MUD rather than included in rent. Ask what the water bill averages before comparing rents, and get the answer in writing. MUD tax rates vary by district and decline over time as bonds are paid off. Newer districts typically carry higher MUD rates than established ones.

Can I rent here with a broken lease, low credit, or an eviction filing?

Nearly all inventory here is new construction managed by corporate companies with formal screening portals and limited discretion. A larger deposit, extra rent upfront, or a lease co-signing service such as TheGuarantors is the usual path at those buildings. Texas landlords are usually required to make their written tenant selection criteria available before you pay an application fee, so ask first. We share what we've tracked on screening criteria before you pay.

Can you help me find a three bedroom apartment along far US-290?
