Renters lose money the same three ways, Museum District included.
It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.
The listing is already gone
Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.
"Two months free" isn't the rent
The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.
The screening answer depends on who answered
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

The Red Line, the TMC, and Medical Center Parking Permits
The METRORail Red Line runs along Fannin through the heart of the neighborhood. It connects north to Midtown and Downtown Houston and south to the Texas Medical Center campuses at MD Anderson, Memorial Hermann, and Houston Methodist. For a renter with a fixed day shift at the TMC, this is one of the few Houston addresses where skipping the car holds up.
The catch is the Medical Center's own parking permit program. TMC parking is expensive enough that many workers on a regular shift find the rail genuinely worth the rent premium. If you drive in anyway, budget the permit cost as a monthly line item before you compare this neighborhood against Braeswood or Pearland. It changes the math.
Midtown and Downtown are a short drive outside peak. Fannin and Main carry the street traffic; Brays Bayou runs south of the neighborhood. Third Ward borders to the east and US-59 marks the northern edge toward Midtown. Hermann Park is walkable from most addresses here: 445 acres with a golf course, a Japanese garden, an outdoor theater, and the Houston Zoo. Rice University and Rice Village sit minutes west.
Check drive and transit times for your hours with our free commute tool. If you are arriving from out of state and want to walk to the TMC, we narrow the search to the blocks where that works.
Compare the Apartment Communities in This Area
Newer mid rise buildings line Main Street and Fannin. Older small buildings and fourplexes sit on Binz and the surrounding side streets.
For an apartment, ask the leasing office about maintenance requests, parking, pet rules and lease length. Get any terms that matter to your decision in writing before applying. Our locating service covers apartment communities only.
The newer mid rise buildings along Main and Fannin run formal corporate screening: firm criteria and little discretion. Older, locally managed buildings tend to carry more room for a complicated file. Pricing tracks the Inner Loop; Midtown averaged $1,679 in September 2026 (RentCafe) and this neighborhood sits in that range.
Electricity is deregulated: CenterPoint owns the wires and handles outages, but you choose a retail provider. Compare on the state's Power to Choose site and read the Electricity Facts Label rather than the teaser rate.
Museum District questions
Can I walk to the Medical Center from here?
From addresses along Fannin or near Hermann Park, the Texas Medical Center is a short rail ride away. Walking into the northern TMC edge is manageable from there. The METRORail Red Line runs along Fannin and stops directly at the TMC stations. Whether it is fully walkable depends on which campus and which building. Check the transit time to your department for your hours with our free commute tool before you commit to an address.
What should I compare before I apply for an apartment here?
For an apartment, ask the leasing office about maintenance requests, parking, pet rules and lease length. Get any terms that matter to your decision in writing before applying. Our locating service covers apartment communities only.
Is parking included in the rent here?
At most newer mid rise buildings, parking is a separate monthly charge. Confirm the rate before you compare any two options.
Is the METRORail Red Line worth the rent premium for a TMC commute?
For a fixed day shift at MD Anderson, Memorial Hermann, or Houston Methodist, often yes. The Red Line runs from Downtown through Midtown and the Museum District straight into the TMC. Medical Center parking permits are expensive enough that many workers find the rail saves money in total. Early starts or late handoffs are different. Rail frequency drops, and the drive may win. Try our free commute tool to check drive times from any address at your hours.
How do I find out what a Museum District apartment costs?
Ask for current quotes on the specific apartments that fit your move date. Compare base rent, mandatory monthly fees, utility charges and any concession over the full lease term. A citywide average does not establish the rent for a particular neighborhood or unit.
Has this neighborhood flooded?
Brays Bayou runs south of the neighborhood, and flooding is a real consideration. After Harvey, 68% of Harris County homes that flooded were outside the 100-year floodplain, so flood zone status alone is not reassurance. Check every address against the current FEMA map and the Harris County Flood Control District viewer. Then ask directly whether the building's garage or ground floor has taken water. Renters insurance does not cover flood; NFIP contents-only coverage is available and inexpensive.
