Renters lose money the same three ways, Near Northside included.
It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.
The listing is already gone
Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.
"Two months free" isn't the rent
The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.
The screening answer depends on who answered
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Red Line Rail, Fulton Bus Routes, and a Quick Trip Downtown
The METRORail Red Line runs up Fulton Street through the neighborhood with multiple stations, including the Moody Park stop. Downtown is a few stops away by train. In most Houston neighborhoods at this price point, rail is not on the table.
Here it is, and it runs directly to downtown. Bus service runs on Fulton and Cavalcade Streets. I-45 runs along the western edge, and I-10 access is a short drive south. Commuters heading to the Texas Medical Center, the Energy Corridor, or Greenway Plaza have direct freeway routes from here.
Freight rail runs through parts of the neighborhood and the horns are audible at night on some blocks. Ask which streets have that exposure before you commit. It is real where it lands, but it does not affect every address.
Try our free commute tool to check drive times from any address at your hours. Share your work address and usual start time and we will build the list around the commute you actually have.
Compare the Apartment Communities in This Area
Ask each apartment community about the cooling system, laundry, parking and utility billing before you tour. Electricity costs depend on the unit, equipment, usage and plan. Compare the full monthly cost instead of assuming that the advertised rent includes utilities.
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.
Newer product next to the rail runs more formal processes. Approval there often comes with conditions, such as a guarantor program like TheGuarantors.
Near Northside questions
How do I get current rent prices in Near Northside?
Ask for current quotes on the specific apartments that fit your move date. Compare base rent, mandatory monthly fees, utility charges and any concession over the full lease term. A citywide average does not establish the rent for a particular neighborhood or unit.
Can I actually walk to the Red Line from here?
Often yes. The METRORail Red Line runs up Fulton Street with multiple stations, including the Moody Park stop. Most addresses in the core of the neighborhood are within walking distance of a station. Ask how far the nearest station is from each address on your list. Not every address is the same walk to a stop.
How loud are the freight horns at night?
On some blocks, noticeable. Freight rail runs through parts of the neighborhood and the horns are required at crossings by federal law. It is not the whole neighborhood, but specific streets close to the tracks get it consistently at night. Ask the landlord how close the freight tracks are before committing to any address near the rail corridor.
What should I ask about central air or window units in older apartments here?
Older units frequently use window AC rather than central air, and the summer electricity difference on the deregulated CenterPoint grid is real. Ask which type every unit has before you tour. We point out HVAC type, in unit laundry, and parking as questions to ask before you drive out.
Can I rent here with a broken lease or bad credit?
Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.
Did this area flood in Harvey?
White Oak Bayou runs the southern edge of the neighborhood. Check every address against the current FEMA map and the Harris County Flood Control District viewer before applying, and ask the landlord directly about Harvey. After Harvey, 68% of Harris County homes that flooded were outside the 100-year floodplain, so a clean map result does not settle the question. Standard renters insurance does not cover flood; NFIP contents only coverage is available and inexpensive.
What school district serves this neighborhood?
Houston ISD. Check the boundary lookup by specific address. Boundaries can shift by street within the district. Look up the school zone for each address; we can show you how.
What should I ask a leasing office before I apply?
For an apartment, ask the leasing office about maintenance requests, parking, pet rules and lease length. Get any terms that matter to your decision in writing before applying. Our locating service covers apartment communities only.
Still have a question? Ask us and we'll answer it straight.
