Renters lose money the same three ways, Spring Branch included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Why Spring Branch Renters Use a Free Locator

  • We track which communities screen in house, where broken leases and credit issues can get a closer look
  • Ask about shared meter utilities and flat monthly add ons. The total cost matters at this price point
  • Ask about the laundry setup before you tour. A shared laundry room versus connections in the unit is a real decision here
  • What we've learned about screening criteria, shared before you pay an application fee. No guarantee, but you'll have a clearer idea of where you stand
  • Free to you. The property pays us a small referral fee after you sign a lease. So we're here to help with every step, especially when you can't get ahold of the community or they aren't returning your calls or emails.

Four steps. No cost to you.

Garden Apartments on Long Point: Utilities, Laundry, and Written Rental Criteria

Garden apartment communities along Long Point Road, Hammerly Boulevard and Blalock Road form the core of this search. Ask each apartment community for its current written rental criteria. Ownership style, building age and neighborhood do not establish how an application will be reviewed. We help you compare requirements and ask about any available conditional approval options before you spend an application fee.

Shared meter utilities and flat monthly add ons are common in the older buildings. Ask what is included before comparing rents, since the difference is big at this price point. A shared laundry room, rather than washer and dryer connections in the unit, is the standard across most of these buildings. Many buildings have no elevator; ask about floor level before you commit. An approved assistance animal is not treated as a pet under fair housing law. Pet rent and deposits should not apply to a properly documented accommodation request in most cases.

Spring Branch questions

Are utilities included in apartments in this corridor?

That depends on the building. Shared meter utilities and flat monthly add ons are common in the older 1960s and 1970s complexes along Long Point and Hammerly. Some include water, some bundle electricity into a flat charge. Ask what is included before you compare rents, get the answer in writing, and confirm it is in the lease. Ask us about the utility setup at any building and we will share what we have seen.

Can I apply here with a broken lease or eviction?

Some apartment communities may consider an application with credit, rental or background concerns, but the current written criteria control. Share the relevant dates and circumstances so we can help compare requirements before you pay an application fee. Approval remains the property’s decision.

Is laundry in the unit or shared on-site?

Laundry rooms on site are the standard in most of the older complexes here. Washer and dryer connections in the unit are the exception rather than the rule. Ask about laundry before you schedule a tour. It is a real decision point in this corridor. Ask about the laundry setup for every address before you drive out.

What is on Long Point Road?

Food, mostly. Korean and Latino restaurants, bakeries, and markets line Long Point Road through the middle of the neighborhood. People cross the city to eat here, and apartment listings almost never mention it. For anyone new to Houston, it's a big part of what makes this side of town worth a look.

Did this area flood in Harvey? The address is near Buffalo Bayou.

Parts of the neighborhood have documented flood history. Buffalo Bayou is south and some addresses sit in or near flood zones. Check every address against the current FEMA map and the Harris County Flood Control District viewer, and ask the landlord directly about Harvey. In Harvey, most flooded homes in Harris County were outside the 100 year floodplain. A clean map result does not settle the question. Standard renters insurance does not cover flood; NFIP coverage for contents only is available and inexpensive.

What school district serves apartments here?

Spring Branch ISD serves most of the neighborhood. Houston ISD serves portions of the area. Boundaries follow specific streets rather than the neighborhood name, so check the district boundary lookup by specific address. We can show you how to look up the school district for any address.
