Renters lose money the same three ways, Gulfton included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Hillcroft Transit Center, Bus Routes, and Commute Times

Gulfton sits just outside I-610 near Bellaire Boulevard and Hillcroft, a short drive from the Galleria and the Texas Medical Center. Westchase and the Energy Corridor are reachable west on Westpark or via Beltway 8. US-59/I-69 runs along the northwestern edge. There is no rail in the neighborhood.

Bus service is among the better transit networks in the city for a corridor at this price point. METRO lines run along Bellaire Boulevard, Hillcroft Avenue, and Chimney Rock Road, and the Hillcroft Transit Center serves as a major hub connecting several routes. Those routes make the western inner ring and Galleria job corridors reachable without a car.

1960s Garden Complexes: Utilities, Parking, and Written Rental Criteria

Gulfton is one of the densest neighborhoods in Houston. The buildings are almost entirely 1960s and 1970s garden style walkups: large properties, surface parking, two and three stories, mature trees. Very little new construction and no mid rise or high rise buildings. Floor plans in the older complexes often run larger than comparably priced units in much of the Inner Loop.

Shared meter utilities and flat monthly add-ons are common. They can change your real monthly cost by a wide margin at this price point, so ask every time and get it in writing. Laundry is usually on site rather than in unit, and most buildings have no elevator, so ask about floor level before you commit. Surface parking is unassigned, and finding a space after 8 PM is a daily issue at the larger complexes. With an approved assistance animal, pet rent and deposits should not, in most cases, apply to a properly documented accommodation request under fair housing law.

Ask each apartment community for its current written rental criteria. Ownership style, building age and neighborhood do not establish how an application will be reviewed. We help you compare requirements and ask about any available conditional approval options before you spend an application fee.

Gulfton questions

Are utilities included in apartments here?

That depends on the building. Shared meter utilities and flat monthly add-ons are common in the older 1960s and 1970s complexes in this corridor. Some buildings include water; some bundle electricity into a flat monthly charge. Ask exactly what is and is not included before comparing rents, get the answer in writing, and confirm it is in the lease. The difference at this price point is big. We can tell you which buildings tend to bundle what.

Can I apply here with a broken lease or eviction?

Some apartment communities may consider an application with credit, rental or background concerns, but the current written criteria control. Share the relevant dates and circumstances so we can help compare requirements before you pay an application fee. Approval remains the property’s decision.

How do a felony background, bad credit, or no credit affect an application?

Some buildings consider these files. Older, independently managed complexes often make their own decisions instead of running a hard credit cutoff. A larger deposit can sometimes help with very low or no established credit, a felony background, or a thin file. We share the screening criteria we've tracked before you spend an application fee, and we do not promise approval. Look yourself up in Harris County JP court records first; a dismissed case still appears on most screening reports.

What deposit should I expect with bad credit or a complicated file?

Deposit amounts and guarantor options depend on the apartment community and your application. Ask whether a conditional approval option is available, what it costs and whether any payment is refundable. Do not assume that two months of rent or a third-party guarantor will meet the property’s requirements.

Is there affordable 3 bedroom inventory in this neighborhood?

Yes. The 1960s and 1970s garden complexes here carry a strong supply of three bedroom units. They price below the $1,889 Houston metro average for 3BRs (RentCafe, September 30, 2026). Floor plans often run large for the price. We send three bedroom options that fit your budget, with notes on rent and utility setup.

How is parking at apartments in this corridor?

Surface parking, mostly unassigned. Finding a space after 8pm is a genuine daily issue at the larger complexes. Ask about resident and guest parking before you sign: how many spaces per unit, whether there is overflow, and the policy for overnight guests. Ask about the parking situation at every address.

How is the bus service from this neighborhood?

Among the better networks in the city at this price point. METRO routes run along Bellaire Boulevard, Hillcroft Avenue, and Chimney Rock Road, and the Hillcroft Transit Center is a major bus hub. There is no rail. Those routes make the Galleria, Midtown, and the Medical Center reachable without a car. If transit matters for your commute, check nearby METRO routes for your hours with our free commute tool.
