Renters lose money the same three ways, Sharpstown / Westwood included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased. They already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Apartment screening is property-specific. Ask for the current written criteria and whether the community accepts a guarantor or another conditional approval option before paying an application fee. A larger deposit does not guarantee approval. We help compare the requirements with the information you share about your rental history.

Commute Routes: US-59, I-610, and Bellaire Boulevard Bus

Sharpstown and Westwood sit southwest of I-610, bounded roughly by Beltway 8 to the west. US-59/I-69 cuts through the district, with the Galleria to the northeast and the Texas Medical Center to the east via Bissonnet or US-59. I-610 is a short drive east. Downtown is a straight run up US-59, and rush hour makes it a long one.

Bus service along Bellaire Boulevard and Gessner Road is among the more useful METRO routes in southwest Houston. It is a real option at this price point if you have no car or work toward the Galleria corridor and Midtown. There is no rail. Beltway 8 (the Sam Houston Tollway) borders the district to the west. If it sits on your daily commute, budget roughly $70 to $130 a month in tolls before you compare rents. Westchase lies to the west and northwest, Gulfton sits just east across Hillcroft, and the city of Bellaire and Meyerland are farther east and southeast.

Our free commute tool lets you check drive and transit times for your own hours. Share your workplace and usual start time and we will build the list around the commute you actually have.

Garden Apartments Here: Utilities, Laundry, and Screening

The dominant inventory is large 1960s through 1980s garden apartment complexes along Bellaire Boulevard, Gessner Road, and Bissonnet Street. Single family rentals and some newer infill sit throughout. Floor plans frequently run large for the price. One and two bedroom units in older complexes here often offer more square footage than comparably priced units in the Inner Loop.

Shared meter utilities and flat monthly extras are standard in much of the older inventory. Ask exactly what is and is not included before comparing rent figures, and get the answer in writing. Shared laundry on site, rather than washer and dryer connections in the unit, is the norm. Many buildings have no elevator. Ask about floor level before you commit. If you have an approved assistance animal, pet rent and deposits usually should not apply under fair housing law for a properly documented accommodation request.

Ask each apartment community for its current written rental criteria. Ownership style, building age and neighborhood do not establish how an application will be reviewed. We help you compare requirements and ask about any available conditional approval options before you spend an application fee.

Sharpstown / Westwood questions

Are utilities included in apartments in this area?

That depends on the building. Shared meter utilities and flat monthly extras are standard in many of the older 1960s and 1980s complexes along Bellaire and Gessner. Some buildings bundle electricity, water, or both into a flat monthly charge rather than running your own metered account. Ask exactly what is and is not included for every unit you consider, and get it in writing before signing. We point out the utility setup as a question to ask on every option.

Can I apply with a broken lease or eviction filing?

Some apartment communities may consider an application with credit, rental or background concerns, but the current written criteria control. Share the relevant dates and circumstances so we can help compare requirements before you pay an application fee. Approval remains the property’s decision.

What deposit should I expect with bad credit or a complicated rental history?

Deposit amounts and guarantor options depend on the apartment community and your application. Ask whether a conditional approval option is available, what it costs and whether any payment is refundable. Do not assume that two months of rent or a third-party guarantor will meet the property’s requirements.

Is laundry in the unit or on site at apartments here?

Shared laundry rooms on site are the standard across most of the older complexes in this corridor. Washer and dryer connections in the unit exist but are not the norm. Confirm before you tour if it matters to you. We point out the laundry setup as a question to ask before you drive out.

Did this area flood in Harvey?

Parts of the area have flood history. Brays Bayou runs south and some addresses sit in or near documented flood zones. Check every address against the current FEMA map and the Harris County Flood Control District viewer before applying. Ask the landlord directly about Harvey. Most Harris County homes that flooded in Harvey sat outside the 100-year floodplain, so a clean map result does not settle the question. Renters insurance does not cover flood; NFIP contents only coverage is available and inexpensive.

What is on Bellaire Boulevard through this area?

Food. The Bellaire Boulevard corridor is Houston's Chinatown, packed with Asian restaurants, bakeries, and markets. Vietnamese, Chinese, and Taiwanese kitchens fill shopping centers that run for miles. People drive from across the metro to eat here. Apartment listings almost never mention it, and it's one of the things that sets this part of southwest Houston apart.

Which school districts serve this area?

Houston ISD serves most of the corridor. Alief ISD serves portions of the area, particularly toward the Beltway 8 edge. The district boundary can split neighboring streets. Check the specific address against each district boundary lookup tool before committing to a unit where the school assignment is a factor. We can show you how to look up the school district for any address.
